Affinity Place
Status: Approved

Function: Office

Proposed in 2021, Affinity Place will become the tallest building in North Sydney when built. It will include around 60,000 square meters of office and retail space and could house around 6,000 office employee. The planned site of the tower is just 200m from the new Victoria Cross metro station.
The tower has received planning approval in mid 2022.
55 Pitt Street

55 Pitt Street is an office tower currently under construction in Central Sydney, the developer is Mirvac, which also proposed the above mentioned 505 George Street. The tower is designed by New York-based architects SHoP in joint with the local architecture firm, Woods Bagot, which has designed numerous skyscrapers around the world, including Six Senses Residences, which is one of the tallest buildings under construction in the world.
338 Pitt Street Twin Towers

338 Pitt Street are two interconnected twin 80-story towers proposed to be built in Sydney CBD. The original proposed height for the project was 267 m, but was changed to 258 m with a modified design.
The twin towers will predominately house apartments, there will be 592 apartments. And the south tower will contain a 5-star international hotel with 158 rooms, at the first 16 floors of the building. The two towers will be connected by a sky bridge comprising two levels, the bridge itself will feature a restaurant, a bar, and swimming pools.
The project has been approved by Sydney Planning Committee.
Hunter Street East Metro Tower

Hunter Street Station East Tower is part of Hunter Street Metro Towers development, which includes this 58-story tower and a shorter, 51-story tower called Hunter Street Station West Tower, the two towers are proposed by Sydney Metro, to be built atop the Hunter Street Station, which is currently under construction in Sydney CBD. The development of the towers has received planning approval, Sydney Metro is currently looking for a development partner to deliver the project.
505 George Street

505 George Street is a 80-story skyscraper approved for Sydney’s CBD, set to replace the existing Event Cinemas between George and Kent streets. The building will rise 270 meters, surpassing the 247-meter One Sydney Harbor Tower 1 to become the tallest residential building in the city. Led by Mirvac, the development will deliver more than 500 apartments, ranging from luxury residences to serviced suites, alongside retail spaces, conference areas, and a rooftop restaurant and bar.
56 Pitt Street

Also known as Pitt & Bridge, it is Sydney’s first supertall project, proposed by the local property developer and investment company Dexus, which is known for developed 251-meter-tall Rialto Towers in Melbourne.
The project forms part of the broader Pitt and Bridge Street Precinct redevelopment. It envisions a 70-story office tower rising to 305 metres, providing around 90,000 square meters of office space above ground-floor retail.
In 2019, Dexus acquired multiple properties on the proposed site of the project for approximately A$190 million. The development would replace the existing 26-story office building on the site, notable for the historic 1889 Lady of Commerce statue at its entrance. An indicative design has been completed by FJC Studio, with the final design to be determined through a design competition as the project progresses through planning.
1-25 O’Connell Street

The 1-25 O’Connell Street project is another supertall project in Sydney’s CBD, right near the other supertall proposal at 56 Pitt Street.
The developer Lendlease plans a 72-storey commercial tower rising about 309 m, which will match the height of the Tower Eye, Sydney’s tallest structure.
In 2022, Lendlease purchased the 1924-built NSW Trustee and Guardian building, adding it to the 1 O’Connell Street tower and several adjoining Spring Street properties it already owned, allowing the developer to consolidate the entire site for redevelopment. The proposal retains the 1 O’Connell Street building and key heritage elements, integrating historic façades into a modern, high-density precinct.
The render shows a preliminary design by Matthew Pullinger Architect and Stewart Architecture, there will be a design competition to determine the final design.
